The evaporator coil and the condenser coil do the actual heat transfer, and both fail silently as they foul. Indoor coils collect the fine dust that passes through or around filters, growing a mat that insulates the coil from the air and drops capacity while raising run time. Outdoor condensers in Dubai face dust, sand and construction fallout, and a fouled condenser raises head pressure, which increases compressor current and wear. What we check is coil condition, fin integrity and airflow across the coil. What we do is chemical cleaning where pressure washing alone will not shift the deposit, fin combing where fins are bent, and we record the amp draw before and after, because that number is the proof the clean worked.
An undercharged system cools poorly, ices at the coil and makes the compressor run long. An overcharged system suffers high head pressure, which in Dubai summer ambient can push a compressor into failure. What we check is operating pressures, superheat and subcooling against the manufacturer data for that unit, along with coil temperatures and the sight glass where fitted. If a system is low on gas, it got that way through a leak, so what we do next is electronic leak detection on joints and the coil before any refrigerant goes in. Recharging without finding the leak means paying for the same gas twice. Where a top-up is genuinely correct, we record the weight added.
In Dubai's humidity, a single ducted unit can extract litres of water a day, all of which has to travel through a drain line to somewhere safe. What we check is the drain pan, the trap, the slope of the line and the flow at the outlet, because a drain with no trap or a collapsed slope will both block and syphon. What we find, repeatedly, is lines joined with tape that has failed, pans with biological growth, and float switches disconnected because they kept tripping. What we do is flush and clear the line, restore the trap, clean and treat the pan, and test the float switch actually cuts the unit. A working float switch is the difference between a service visit and a ceiling replacement.
Ducting determines whether the cold air the unit produces actually reaches the rooms it was designed for. What we check is grille velocities, damper positions, duct integrity and insulation condition, particularly at risers and above false ceilings where damaged insulation causes condensation that looks exactly like a leak. What we find in Dubai buildings includes disconnected flexi-ducts, grilles blocked by furniture or subsequent fit-out, and ducts crushed during other trades' work. What we do is reseal and re-insulate where needed, rebalance dampers to restore design airflow, and measure the difference. Airflow problems masquerade as cooling problems constantly, and the distinction matters when someone is about to quote you a new unit.
Straight answers, before you book.
For most residential systems, twice a year is the practical minimum, with quarterly servicing recommended for ducted systems, high occupancy premises and anything running year round under heavy load. Manufacturer intervals and Dubai Municipality practice both inform our schedules. The deciding factor is what the readings show: if filters are fouling quickly or drainage is marginal at a visit, the interval should shorten, and we will say so rather than sell you the calendar you asked for.
You probably do not, and you should be suspicious of anyone who says so without measuring. Low refrigerant always means a leak, and the correct sequence is pressure and superheat readings, then leak testing, then repair, then recharge by weight. Symptoms that feel like low gas, such as weak cooling, are just as often dirty coils, blocked filters or airflow faults. We take the readings first and show you the numbers, because gas is expensive and a leak that is not found will take the new charge with it.
Filter cleaning or replacement, evaporator and condenser coil inspection and cleaning, drain line flushing and pan treatment, refrigerant pressures and electrical readings, thermostat check, and a written record of the unit's condition and any recommendations. Anything beyond that scope, such as a repair or a refrigerant recharge, is quoted before it is carried out. The record builds a history per unit, which is how you spot a system heading toward failure before it arrives.
