What we check first on any reported leak is whether it is plumbing at all, because in Dubai a ceiling stain is as likely to be an AC condensate line or a failed pipe insulation joint as a water pipe. We trace the source using isolation testing, pressure testing of the affected circuit, moisture mapping and thermal imaging where the route is unclear, before anyone cuts into a finished surface. The only certain way is measurement: we test static and dynamic pressure at the property and compare it against the range the plumbing system was designed for. If it is high, the usual cause is a failed or missing pressure reducing valve, which is a modest repair compared with the cumulative damage high pressure does to fittings, hoses and appliance connections.
Electrical work in Dubai must be carried out to Dubai Municipality requirements, and work on the supply side, such as DEWA connections and metering, requires proper authorisation.
